PRADHAN MANTRI AWAS YOJANA (PMAY) – 2026

Objective

Pradhan Mantri Awas Yojana (PMAY) is the flagship housing scheme of the Government of India launched with the objective of providing “Housing for All” through affordable pucca houses with basic amenities to eligible rural and urban families.

 

Types of PMAY

1. PMAY – Urban (PMAY-U / PMAY-U 2.0)

Implemented by the Ministry of Housing & Urban Affairs for urban households.

2. PMAY – Gramin (PMAY-G)

Implemented by the Ministry of Rural Development for rural poor households.

 

PMAY – URBAN (PMAY-U 2.0)

Objective

To provide affordable housing support to:

  • Economically Weaker Sections (EWS)

  • Low Income Group (LIG)

  • Middle Income Group (MIG)

  • Slum dwellers

  • Urban poor families

 

Eligibility Conditions

The applicant should:

  • Be an Indian citizen

  • Not own a pucca house anywhere in India

  • Not have availed housing assistance under any government housing scheme earlier

  • Belong to the eligible income category

Women Empowerment Feature

  • Preference is generally given for house ownership in the name of the female member or jointly with spouse.

  • Promotes women-led ownership of houses.

 

Major Components / Verticals

1. Interest Subsidy Scheme (ISS)

  • Interest subsidy on housing loans

  • Subsidy up to 4%

  • Applicable on eligible housing loans up to ₹8 lakh

  • Subsidy credited upfront to the loan account

  • EMI burden reduced substantially

Maximum subsidy benefit:

  • Up to ₹1.80 lakh under PMAY-U 2.0

 

 

2. Beneficiary Led Construction (BLC)

Financial support for:

  • Construction of new houses

  • Enhancement or extension of existing houses

 

3. Affordable Housing Partnership (AHP)

Affordable housing projects developed through public-private participation.

 

4. In-Situ Slum Redevelopment (ISSR)

Redevelopment of slum areas with formal housing facilities and improved infrastructure.

Objective

  • Families living in kutcha or dilapidated houses

 

Eligible Beneficiaries

Beneficiaries are identified primarily through SECC data, including:

  • Families without houses

  • Families living in one-room kutcha houses

  • Families living in dilapidated structures
